Properties near the harbour and beach get onshore wind from the Channel and cross-wind along the river valley. Roofs that hold up against a south-westerly still lose verge tiles to a south-easterly.
Nails, clips and brackets corrode faster in salt air. Slipped tiles here are usually a fixing problem, and gutter brackets fail earlier than they would inland.
A lot of Beach-side stock has shallow pitches and flat sections where wind-driven rain can travel uphill under the covering. Lap dimensions and upstand heights that work inland are not enough here.
With little shelter, gable ends take the full force. Cracked verge mortar lets the wind under the edge tiles and it works its way along the run.
