The service
Roofing rarely stops neatly at the roof. A re-roof exposes brickwork that needs making good. A chimney repair leaves render to patch. A new gutter run reveals a rotten timber or a wall that needs attention. Small building work is everything of that kind: the jobs that are too small to interest a builder and too far outside the covering for most roofers to touch.
We take them on because we're already there, the access is already up, and leaving them undone means you get a good roof sitting above unfinished work. It is for anyone having roof work done who wants the whole thing finished, and for owners with a short list of building jobs that nobody will come out for on their own.
Doing it under one contractor matters for a practical reason: nobody can blame anyone else. One team, one fixed price, one guarantee, and no waiting weeks for a second trade to make good what the first one opened up.
Customers having roofing work done who want the associated building work included, and owners with small building jobs that need doing properly.
Alongside a re-roof, chimney or roofline job, or where brickwork, render or making good has been left unfinished by someone else.
The work completed by the same three-man team, at a fixed price agreed in advance, with 25 years of workmanship guarantee.
What it costs to leave it
Open brickwork, cracked render and unmade-good junctions all let water into the fabric of the building. They also stall the rest of the job, decorating, selling, letting, until somebody comes back to deal with them.
Damaged render and open brickwork absorb water and hold it against the structure, causing exactly the damp problems the roof work was meant to end.
When the roofer says it's the builder's and the builder says it's the roofer's, it's you who pays twice and waits twice.
Taking a scaffold down and putting it back up for a half-day job can cost more than the job itself.
New tiles above patched-in, unfinished masonry undermines the appearance and the value of the work you've just paid for.
Our process
We look at the building work alongside the roofing, and tell you honestly which parts are ours to do and which need a different trade.
Exactly what's included is written down, so there's no argument later about what 'making good' was supposed to mean.
One figure covering the roofing and the building work together, with the shared access counted once. No day rates.
Building work is scheduled around the roofing so the scaffold is used once and nothing gets opened up twice.
The same three-man team on site, using materials matched to the existing building rather than whatever's nearest.
Site cleared, the whole job walked through with you, and 25 years of workmanship guarantee across all of it.
What you get
Roofing and the building work around it under a single fixed price and a single 25-year workmanship guarantee.
The scaffold that's up for the roof does the building work too, which takes a real cost out of small jobs.
Making good happens as part of the job, not weeks later when somebody has a gap in the diary.
Mortar, render and brick chosen to suit the existing building so the repair isn't the first thing you see.
If a job genuinely needs a specialist, structural, electrical, plastering, we say so instead of having a go.
£2 million public liability across everything we do on your property.
In detail
Small building work is defined by what sits next to the roof. It covers the masonry, render and timber that roofing work exposes or depends on, across domestic and commercial property in West Sussex and Brighton.
Cutting out and replacing spalled or frost-damaged brick, rebuilding sections of parapet or gable, repointing where the joints have gone and making good openings left by removed stacks or vents.
Mortar is matched to the existing masonry, softer mixes on period brick and flint, stronger on modern, because the wrong mix does more damage than the original defect.
Patch repairs where render has cracked, blown or been cut into during roof works, and making good around new flashings, upstands and abutments so the junction between roof and wall is finished rather than left raw.
Where render has failed across a whole elevation, that's a rendering specialist's job and we'll tell you so rather than patching indefinitely.
Rafter feet, wall plates, sub-fascia and deck timbers get replaced as part of roofing work whenever they're found to be rotten. Small structural repairs at roof level are routine for us.
Anything involving significant spread, deflection or load changes goes to a structural engineer first. We'd rather lose the work than guess at structure.
A full re-roof is where this comes up most: verge and gable brickwork, stack removals to make good, render junctions, and old vents or aerial fixings that need removing and closing up.
On houses this is usually a short list of jobs attached to a larger roofing project, done in the same week and priced within the same figure.
On commercial property it tends to be parapets, plant surrounds and making good around service penetrations, sequenced so the building keeps working while we're there.
We're roofers who do the building work around roofs. We're not a general contractor, and we don't pretend to be, full extensions, structural alterations, plastering, electrics and plumbing all belong with the relevant trade.
Being clear about that is part of the service. You get an honest scope, priced properly, rather than a long list of jobs done approximately.

Straight answers
The masonry, render, making good and timber repairs that sit alongside roofing, brick replacement, parapet and gable work, patching render at abutments, making good after a stack removal, and repairs to rafter feet and wall plates.
It's priced with the roofing as one fixed written figure, agreed before work starts. Because the access is shared, small jobs done alongside a roof cost far less than they would on their own.
Sometimes: it depends on the job and the access. Tell us what you need and we'll say honestly whether it's ours to do or whether you'd be better served by a general builder.
No. We're roofers who handle the building work around roofs. Extensions, structural alterations and major rendering belong with the relevant specialist, and we'll say so rather than take the work on.
We match materials to the existing building as closely as practical, and choose a mortar suited to the masonry. Fresh work always reads newer until it weathers in.
Most of it is a day or two folded into a larger roofing programme. Standalone jobs are quoted with their own timescale up front.
Yes: 25 years on our workmanship across the whole job, excluding storm damage, third-party damage and material failure.
Yes: £2 million public liability insurance, across everything we do on your property.
If it's being done alongside roofing, the roofing scaffold usually covers it. For standalone work we'll set out any access requirement in the quote so it isn't a surprise.
A deposit up front and the balance on completion, by bank transfer or cash. We do not take card payments at present.
