What a full roof replacement actually involves

A roof replacement means taking the covering back to the rafters and rebuilding it properly: stripping the old tiles or slates, removing failed felt and battens, checking the timbers underneath, then laying new breathable membrane, new treated battens and a new covering, with fresh leadwork, ridges and verges to finish. It is not a patch-up and it is not a cosmetic job; it is the point at which a roof stops being maintained and starts again.

Most homeowners in West Sussex reach this point for one of three reasons. The roof has simply run out of life and is shedding tiles or slates faster than they can be replaced. The felt underneath has perished, so water that gets past the covering has nothing to stop it. A tired roof does not stay a roof problem for long

Once the covering and the felt beneath it have failed, water is inside the building envelope every time it rains. The roof is the cheapest part of that story to put right, everything it damages on the way down costs more.

Materials, methods and the variations we fit

Weight matters: a roof designed for natural slate will not always take concrete tile without strengthening, and we will tell you when that is the case rather than loading it up and hoping.

What goes under the covering

The covering is the visible half. Underneath it sits a breathable membrane lapped correctly down the pitch and dressed into the gutter, treated battens fixed at the right gauge for the covering and pitch, and fixings specified for the exposure of the site, coastal roofs at Worthing, Shoreham-by-Sea and Littlehampton see wind loads that inland roofs at Haywards Heath never will.

Ventilation is designed in at the same time. Air needs to enter at the eaves and leave at the ridge, or moisture from the house sits in the loft and condenses on the underside of the roof. Roofs that leak in dry weather are almost always ventilation problems, not covering problems.

Leadwork, abutments and finishing

A re-roof is only as watertight as its junctions. Chimney stacks, party walls, dormer cheeks, valleys and abutments to render all get code-appropriate lead, cut in and dressed by hand rather than sealed with mastic. We form our own leadwork, so it is detailed to the building rather than to whatever pre-formed part happens to be on the van.

Verges, ridges and hips are finished either bedded and pointed or with dry-fix systems, depending on exposure and what the property suits. Where the old roof had failed ridge bedding, dry-fix removes the recurring maintenance entirely.

Domestic and commercial differences

Domestic re-roofs are usually pitched, tiled or slated, and run to a household timetable, access, parking, skip placement and keeping the garden usable all matter. We work around them.

Commercial and mixed-use roofs bring larger spans, more plant and services on the roof, and often a mix of pitched and flat areas that need tying together. They also bring hot-works questions, which our insurance covers. Where a commercial building must stay open, we phase the strip so no area is ever left open overnight.

Not every failing roof needs the whole thing done at once. Part re-roofing a single elevation, a rear extension or an outrigger is common and is priced the same way, one fixed figure, agreed first.

Timescales and living with the work

A typical semi-detached re-roof runs to several days on site once the scaffold is up, and a larger detached or commercial roof longer. Weather sets the pace: we never strip more than we can make watertight the same day, so a wet week stretches the programme rather than compromising the work.

Scaffold, skips and access are all set out in the quote so nothing arrives as a surprise cost. We clear as we go and sweep the site at the end of every day, because you still have to live there while the roof is off.

How much does a roof replacement cost in West Sussex?

It depends on the size and pitch of the roof, the covering you choose, scaffold requirements and what we find in the timbers, so we price each roof individually after looking at it. What we can promise is the form of the price: one fixed figure agreed in writing before we start, never a day rate.

How long does a re-roof take?

A standard semi-detached house is usually a few days on site after the scaffold goes up; larger detached and commercial roofs take longer. We only ever strip what we can make watertight the same day, so wet weather extends the programme rather than leaving your roof open.

Do I need scaffolding, and is it included?

Yes: a full re-roof needs proper edge protection, and the scaffold is written into the fixed price along with skips and waste removal, so there are no separate bills arriving later.

What does the 25-year guarantee cover?

Our workmanship on the job. It does not cover storm damage, damage caused by third-party works, or material failure; material failure sits under the manufacturer's own guarantee.

How long should a new roof last?

A correctly built tiled or slated roof with new membrane and battens is a multi-decade covering, and natural slate longer again. The parts that shorten that life are the details, fixings, ventilation and leadwork, which is exactly where we spend the time.

Can I replace just one side of the roof?

Yes. Part re-roofs of a single elevation, a rear outrigger or an extension are common, and they are quoted the same way as a full replacement: fixed price, agreed first.

Can I change the covering, for example slate to tile?

Sometimes, but weight decides it. A structure built for natural slate will not always carry concrete tile without strengthening. We check the timbers at the quote stage and tell you honestly whether the change is sensible.

Do you work on commercial buildings as well as houses?

Yes: domestic and commercial. We carry £2 million public liability, and where a building has to stay in use we phase the work so no area is left open.

What happens if you find rotten timbers?

We show you before anything is covered up, explain what needs replacing and what does not, and agree the cost with you. Nothing gets hidden under new membrane.

How do I pay, and when?

A deposit up front to secure the dates, and the balance on completion, by bank transfer or cash. We do not take card payments at present.

Do you cover emergencies while my roof is being replaced?
